As a professional in the industry, I receive a variety of calls from buyers looking to invest in the Northwest Florida real estate market. From the beginning I ask a series of questions to identify the type of investor they are and more importantly, the type of investment that will best suit their needs.
What are your goals? What do you hope to achieve? What type of return are you looking to earn? These are the things that I like to ask simply to narrow down the type of investment – commercial or residential – that you are interested in.
Commercial real estate investments break down into retail and office space, and even some apartment complexes. Investors in this category should look to the long term ROI, usually between six and ten percent.
If you find yourself in the market for a condominium or beach home, you should know that rental income dictates the price. Currently home prices are low. Couple this with a shortage of inventory and rising rents and a residential investor will likely see a positive cash flow in a short period of time.
